A Category 1A survey is performed in accordance with the current standards and specifications established by the Texas Society of Professional Surveyors as outlined in the Manual of Practice for Land Surveying in the State of Texas. These surveys are sometimes required for residential and commercial real estate transactions. Although similar in nature to a standard title survey or an ALTA/NSPS Land Title Survey, a Category 1A survey requires different tolerances and levels of precision as outlined in the Manual of Practice. Many lenders choose this type of survey to insure properties are properly surveyed, secured in nature, and free from hidden title related issues that could impact ownership or financing.
